In 2004, following the strictest restoration criteria, an old family estate has been transformed into an exclusive holiday resort providing all the comfort and amenities of modern high-category European hotels. The hotel consists of three buildings. The first building used to be a landlord’s house, the second used to be a barn for Istrian oxen, while in the third building peasants used to store agricultural tools and wagons. Today San Rocco combines these heritage features with luxurious guestrooms and a gourmet restaurant which is a destination in itself. Exposed stone walls, original old wooden beams, and polished wooden floors set the mood for a space you want to linger in, surrounded by beautiful gardens. Villa Greta

Villa Greta is an exclusive retreat located in a small Istrian village, just a short drive from Labin and the beautiful beaches of Rabac. The villa consists of two appointed houses with swimming pool and is perfect for large family holidays. This is one of the best appointed villas in central Istria. The two residential units occupy an area of 244 m² and can be rented only as a single unit. Each residential unit spreads over two floors – ground floor and first floor, has 5 bedrooms and can accommodate 10 guests. The villa ensures you have everything for relaxation, recreation and wellness in perfect peace and privacy of a small picturesque Istrian village.

Villa Greta is a 5-star villa with a private pool, wellness area and a beautiful luxurious garden spread over 650 m2 with maple and olive trees, and citrus. There is a 55 m2 swimming pool at the center of the outdoor area, along with the outdoor furniture for you to relax and an outdoor shower as well. Close to the pool area there is a summer kitchenette with dining furniture, as well as barbecue and pizza oven so you can enjoy preparing the delicious Istrian cuisine.

On the ground floor of the bigger house there is a fully equipped kitchen with refrigerator with selection of wines at your disposal (paid upon consumption), a dining table and a comfortable living room along with PlayStation 4 for video game lovers. There is an additional toilet on this floor as well.

On the first floor there are three en-suite bedrooms. First room is the master bedroom with double bed, fireplace, terrace, and private bathroom with hot tub. Second room is twin bedroom with private bathroom with shower. In third bedroom there is another double bed.

From the main terrace there is an entrance to the wellness area with sauna and loung and to the ground floor of the smaller house. You’ll find a cozy living room here, a fully equipped kitchen, dining area, and an additional toilet. On the first floor there are bedrooms – a master bedroom with double bed, private bathroom with shower and a terrace to enjoy your morning coffee. The second bedroom has a double bed and private bathroom, too.

For active guests there are 10 bicycles they can use to explore the surrounding nature and no traffic trails.

Villa Lim

Villa Lim can comfortably accommodate 10 guests on their 680m2 of interior space which spreads over a plot of 3800 m2. On the ground floor villa contains a SPA center which includes an indoor pool with a jacuzzi, sauna, shower, gym, children’s playroom, relaxation room with television, and billiards table. On the ground floor, there is also a fully equipped kitchen with a bar. Upstairs there are five fully-equipped bedrooms featuring a TV, a private bathroom with a shower or a bathtub, and a private terrace with sea views. The four bedrooms contain double beds while in one room there are two single beds that can be connected.

Nearby the Villa small sport airport is situated which gives the possibility for the guests to arrive by private jet or chopper. We can organize for you a flight for up to 12 persons or offer you arrival with the chopper which can be at your disposal during your stay (everything by prior arrangement). The runway is 800 m long. Furthermore, we can arrange panoramic flights and sightseeing of the whole Croatian coast with the islands, all the way to Dubrovnik..

Villa Lim is situated in a very peaceful and intimate location in the nature reserve Limski Kanal (Bay of Lim), which is one of the most beautiful landscapes of Istria. The channel is a bit longer than 10 km and it is on both sides surrounded by steep cliffs in some places up to100 m high. Its name comes from the word „limes“, a Latin word for „border“. Lim bay used to be a border between Pula’s and Porec ager publicus, but today it is the border between Vrsar and Rovinj. The bottom of the channel hides many pieces of antique items. It is assumed that during the storm, antique ships were hiding in the channel and, while waiting for better weather, were cleaning the ships, throwing into the sea everything that did not survive the journey on a turbulent sea. In the area of Lim bay is situated Romuald’s cave – an archaeological site from the paleolithic and a very interesting speleological object with cave decoration. Pirate’s cave is one of the caves along the Lim bay and it is accessible only from the sea. The sea in Lim bay is very clean, which is favorable for the cultivation of shellfish, spawning of fish, and swimming. Lims bay is very known for the cultivation of shellfish (which you can taste at the nearby restaurant or can be prepared in the villa.
