Villa Emma

Villa Emma offers a truly unique vacation for up to 11 guests in 5 luxury-designed en-suite rooms.

Only a few steps from the sea, in a peaceful and quiet area, with an infinity pool, jacuzzi, spa…this modern design villa is located only 3 km from the small, picturesque towns of Selca and Sumartin. It is also only a 35 min. drive to the largest city of the island Brac, Supetar.

Villa Emma is a three-floor house with an infinity pool, jacuzzi, spa, gym, sauna, wine room, and entertainment room. It has 5 bedrooms, 6 bathrooms, 1 toilet and it is the ideal accommodation for larger families or groups of friends.

The grand floor offers a luxuriously decorated living room, two fully equipped kitchens, a bar, and a guest toilet. From the living room, you can enter the spa area with a gym, infrared sauna, and bathroom. There is a laundry room on this floor too.

The first floor has three spacious and luxuriously decorated bedrooms, each with an en suite bathroom and a beautiful view of the sea horizon. There’s an entertainment room on the same floor with two satellite TVs, table football, sofas for your comfort, and some movie nights.

On the second floor of the villa, there’s a central lobby with a sofa and two large bedrooms with en suite bathrooms. Both bedrooms have access to the terrace overlooking the sea. The terrace is equipped with seating for your full comfort.

The second floor of the villa has an exit leading to private parking for guests located at the backside of the villa.

The outdoor area is the perfect place for relaxation, being surrounded by pine trees and beautiful Dalmatian greenery. This villa has a couple of terraces to choose from where you can fully relax and enjoy the fresh air.

The main terrace has an infinity pool and an open space with outdoor seating.

Villa Alice

Villa Alice is a luxury beach villa only 5 meters from the sea and just 1 km from the beautiful town of Primosten. This historic town with gorgeous beaches is also offering a variety of entertainment events during the summertime, which makes it an exciting holiday destination.
Luxury Villa Alice consists of two floors: ground floor and first floor, and has a private outdoor pool, with 3 separately accessible apartments, and a total of 6 bedrooms (4 double and 2 twin bedrooms), 3 bathrooms, kitchen, dining, and sitting area.

There’s a private swimming pool outside, and a terrace with direct access to the sea. The outdoor dining area is perfect for relaxation, enjoying the sea view, fresh air, and peaceful romantic dinners. The outside area is given a lot of attention and is absolutely beautiful. The landscape provides for a very calm environment and typical Dalmatian greenery.

The villa can be entered from the seaside which takes you to the gorgeous yard and outdoor pool area. From there you have access to the villa’s ground floor through the glass door and into the modern indoor living-dining area with a fully equipped kitchen. The ground floor has a beautiful modern apartment with two separate bedrooms, one with a king-size bed and one with two single beds, and a bathroom with a shower.

Outdoor stairs lead to the first floor, which consists of two separate modern apartments. Both apartments consist of a dining-living area with a fully equipped kitchen and access to a wonderful terrace with a breathtaking sea view. Each apartment has 2 bedrooms – one with a king-size bed and the second with two single beds, and a bathroom with a shower.

Villa Primosten is suitable accommodation for up to 12 people and can be rented as one unit only.

Villa Rock

The property of luxury villa Rock spreads over 1200 m2, and its residential part of 700 m2 is divided into three floors – from the ground floor to the second floor. Plus a separate living unit in the background of the villa. The luxury Villa Rock has six rooms, six en suite bathrooms, one additional toilet, and can accommodate up to 12 people. From the terrace, you enter an open space on the ground floor containing a spacious living room, a dining area with a table for 8 people, a fully equipped kitchen in the background, a library, and a bar. The two Minotti sofas occupy the open space in which the central location has a Flos chandelier, while the kitchen is equipped with top Siemens appliances. The first floor has two en suite bedrooms lined with white Carrera marble. On the second floor, there are three en suite bedrooms, of which one is the master bedroom equipped with a large walk-in shower and the white Catalano bath from where you can enjoy a stunning view over the Dubrovnik archipelago. At the top of this stunning villa, there is a parking space for 3 cars and access to the elevator. The luxurious villa Rock can also be accessed by the sea through a private berth for your boat. On the dock is also a sunbathing deck where you’ll get the ultimate peace and privacy.

Villa Horizon 1

This magnificent sea-front villa with private pool is located in a peaceful and warm typical Mediterranean town in central Dalmatia, called Rogoznica. Perfectly situated between the Krka National Park and the National Park Kornati, the old towns of Sibenik, Skradin, Trogir and Split – all popular tourist destinations you don’t want to miss. With over 50 km long coastline, pebble, rocky, spacious and small secluded, intimate beaches, Rogoznica is the place if you are looking for a quiet getaway, but also want to enjoy the town’s famous numerous entertaining and cultural programs, local delicacies like Dalmatian fish, crab and shellfish specialties, excellent Croatian and Dalmatian wines, homemade olive oil and cheese and prosciutto. It’s a small town, but it features all the facilities that are expected from big tourist destinations. Ideal for lovers of rich history, culture, and nature, there is a Milina cave and a nearby lake that is connected to the sea offering a special experience. As if all this wasn’t enough, Rogoznica is known as one of the most beautiful and safest ports in the Adriatic.

Villa Horizon 1 is just as magnificent as its location. Luxurious, modern, offering a relaxing and authentic Mediterranean experience, accommodating up to 10 guests in 5 bedrooms and 5 en-suite bathrooms. Only a few steps from the beach, with a hydromassage heated outdoor infinity pool, gym, and sauna, the villa offers all the amenities for a modern and luxurious stay. Only 20 m from the sea, 350m from the pebble beach Zecevo, and 2 km from the center of Rogoznica.

The villa spreads over 1860 m2 of property and 400m2 of the residential area, and consists of a basement, first and second floor connected by an internal staircase. The basement is reserved as a relaxation, spa, and activity area containing a sauna, a fully equipped gym, table football and billiards.

Both the indoors and outdoors are supremely designed. The balconies and terrace offer beautiful views of the Adriatic Sea and the surrounding area. You can fully relax by the pool on the deck chairs, or enjoy a hydromassage-heated infinity pool with a waterfall and seawater. Additionally, there is also a laundry, cloakroom, and a separate toilet on the ground floor.

On the second floor, there is a master bedroom with 2 beds and a bathroom with a bathtub and shower. The other 3 bedrooms have en-suite bathrooms with showers. What you’ll love about this villa is the fact that all bedrooms are oriented towards the sea, on both the ground and first floor.

Villa Mediterana

Entering the luxurious Villa Mediterana, you will be enchanted by the intoxicating scents of pine trees and the beauty of the sea horizon. Attention is drawn to the luxurious infinity pool which is certainly in the center of attention of the outdoor terrace. It is surrounded by sun loungers and a living area with a comfortable sofa that allows you to enjoy the afternoon rays of the Mediterranean sun. Below is a covered-equipped summer kitchen with a dining table and chairs. A special feature of the outdoor terrace is the cascades decorated with a Mediterranean garden and private access to the sea, which is separated only a few steps from the villa. The ground floor of the luxury Villa Mediterana Dubrovnik is separated from the terrace by a sliding glass wall that allows a sufficient amount of daylight. It consists of a designer living room with elegant sofas, an armchair, and a satellite TV. Next, the open concept combines a fully equipped modern kitchen with a minimalist design and a charming round dining table. Stairs by the pool lead to a separate room with a sauna perfect for detoxification. The first and second floors of the luxury Villa Mediterana Dubrovnik are separated from the ground floor by an elevator. There are 5 luxurious bedrooms with en suite bathrooms. The first master bedroom with a king-size bed is located on the ground floor. It is enriched with an en suite bathroom with a bath and shower, satellite TV, and a walk-in closet. The remaining 4 bedrooms are on the first floor of which two have a king-size bed, one has a twin-size bed while the last bedroom has a queen-size bed. Each room has an en suite bathroom with showers and satellite TV. A special feature of four of the five bedrooms is the exit to the private terrace which offers a view of the open sea and the golden sunsets. On the second floor, there is the main entrance to the Villa and an elevator that leads to all parts of the Villa. The luxurious Villa Mediterana Dubrovnik is fully air-conditioned and has free Wi-Fi. It offers a fully equipped kitchen with all necessary appliances: refrigerator, freezer, stove, coffee maker, toaster, microwave, blender, dishwasher. The town of Primosten is an old fishing and wine-producing place, which gradually developed into a major tourist center. Various entertainment events are held almost daily in the main square during the summertime. The old town of Primosten, located on a hilly peninsula and surrounded by seven small islets, is a true example of a small Mediterranean town. The town of Primosten was even awarded for unique landscaping and urban planning. Villa Tara is located 15 minutes walking distance from the city center, 20 m from the sea, and 500m from the beach. The villa consists of 3 apartments on the 3 floors. On the ground floor is a spacious, elegant living-dining area with a fully equipped main kitchen. This kitchen is connected to the terrace where you will find an outdoor stone grill. On the same floor, you will also find a guest bathroom with a shower as well as an en suite bedroom with a king-size bed and a shower. The interior stairs will lead you to the first floor where is another astonishing living and dining area with a fully equipped kitchen, 2 beautifully furnished en suite bedrooms, plus a third bedroom with a private bathroom. The first floor also contains a large terrace of 100 m2. Beach House Rose

The Luxury Villa Rose has 3 bedrooms with 6 beds, 2 bathrooms and it is suitable accommodation for 6 – 7 people.

Inside the residence of the villa, there is a beautifully decorated dining room, fully equipped kitchen and living room with SAT-TV, connected with the south, sea oriented sundeck. The sun deck, surrounded by rich vegetation such as pine trees, vines and other Mediterranean plants offers a breathtaking sea view, comfortable deck chairs and a large 45m2 swimming pool. The Luxury Villa Rose has 3 air-conditioned bedrooms equipped with LCD SAT TVs and 2 bathrooms with shower. The whole property is entirely surrounded by the charming Dalmatian stone walls, which are a typical element of Mediterranean architecture. Villa Ava

Villa Ava is located in the small village of Murvica on the island of Brac, just five kilometers west of the town of Bol and the world-famous beach Zlatni Rat. Murvica is a place that lies on a gentle southern slope at the foot of the Vidova Mountains overlooking the vineyards, the blue sea, and the island of Hvar. White stone and pebble beaches at the foot of the villa invite you to come to swim and enjoy the tranquil sea. The property extends on a plot of 1000 m2, of which 120 m2 is the house which consists of the ground floor, and first floor and has 3 en suite bedrooms, suitable to accommodation 6-8 people. Entering the property from the from you will find the beautiful terrace, which combines the elements of stone, sun, and sea creating an oasis of peace. Beach House Olive Tree is a luxury property located in Prizba on the island of Korcula. Prizba is a small tourist settlement developed on the island’s southern shore. In front of Prizba, there is an archipelago of small islets, perfect for everyone who wants to explore untouched nature and enjoy peace, whether swimming, snorkeling, or diving.

The house was built in 2018 to the highest standards.

Beach House Olive Tree is a 4-star property that accommodates up to 8 guests in 4 en-suite bedrooms. Each bedroom has beautiful sea views, and some bedrooms have access to the balcony with patio furniture so you can enjoy the sunset in the morning while drinking your coffee or tea. An additional bathroom is located on the ground floor. When you enter the villa, there is a spacious open space area with a living room, dining room, and fully equipped modern kitchen. The dining area has a table for 8, and a kitchen island is just next to it with three high chairs. Big glass sliding doors allow you to open the living room to the pool area. Outside of the villa, there is everything you’d need for a relaxing holiday – an outdoor private heated pool, BBQ, and outdoor patio where you can sit or lie down and relax while enjoying delicious wine and Dalmatian cuisine. The house also has a gym and sauna if you wish to stay active during your holiday.

What’s truly exquisite about this beautiful property is its distance from the beach, which is only a couple of steps so you can enjoy the beautiful sea views and listen to the waves the entire time of your stay.

Villa Lilian

Located in an elite and private residential neighborhood of Dubrovnik, Villa Lilian is a true gem and a perfect holiday place for families, groups of friends, smaller businesses and private events. The villa can accommodate 14 guests in 7 bedrooms and 7 bathrooms and 2 kitchens. The villa was recently restored to the highest standards including all modern amenities and comforts, including all appliances and full air conditioning, private pool and sauna.

The villa has a garage with 4 parking spaces. An elevator takes you from the garage to the conference room two levels up. On the level just above the garage there are two independent accommodation units – one suite and one bedroom with a bath. Both share a large stone terrace overlooking the historic University of Dubrovnik.

As you enter the master house level, there is a beautiful promenade in front of the villa with a lush bougainvillea tree and vines. There is the sauna on on side and an independent suite on the other side, providing perfect privacy. When you enter the ground floor of the villa from the promenade, yu will see  an open area hosting common spaces. You will love a custom designed and fully equipped home kitchen with a large dining table for 12, a very clean and airy space with beautiful wall art. This area also has a comfortable living room with a fireplace and TV.

On the first floor there are two bedrooms with adjacent bathrooms. The bedrooms have a mirror layout with views of the Villa’s gardens. The rooms have incredibly spacious bathrooms with double lavatories, one with a bath, and the other with a walk-in shower.

The historic wooden staircase diverts half-way up to the second floor. Here you’ll be able to enter the terraces above the master house. The second floor layout is similar to the first floor, with a central, wood-lined reading area and two double bedrooms on each side, both with a walk-in shower bathroom. The rooms offer  incredible views of either the gardens or Dubrovnik’s Old Town.

The outdoor area of the villa is just as beautiful and provides you with everything for a quiet, relaxing and unforgettable holiday. The green garden around the villa spreads over multiple levels including a private swimming pool on one level, deck chairs by the pool, outdoor furniture for relaxation just above the pool, dining table for 8.

Villa Lilian is within walking distance to Dubrovnik and the famous Old Town, but you can also explore other nearby cities or nearby islands by ferry like the popular ones Hvar and Brac.
